Re:Proposed change in zoning

Dear Fellow Villagers,

While I heartily approve and applaud your efforts to usher the Village of Boston Heights into the
21 century with a unified plan for growth and safe-keeping, I must plainly state my position in regards to
your plans for 7720 Olde Eight Road. I would appreciate it very much if you would NOT ATTEMPT
TO CHANGE THIS ZONING
.
In fact, I would urge you to focus on properties that have the desired
potential for economic growth on Route 8 and expending your energy by agressively pursuing the types
of business that could enhance the Village.

As for 7720 Olde Eight Road, allow me to give you a little history. In 1978 my first husband and I
intentionally sought out a piece of property that was #1 commercially zoned; #2 had a residence attached;
#3 had acreage attached: #4 located in a wonderful community where we could raise our children safely.
Well, we found our dream. A shabby little structure on Olde Eight Road in Boston Heights Ohio, ugly as
sin, dirty little beer and wine store but with the most glorious property I had ever seen. We should have
run far and fast but instead we pursued this little peice of potential heaven. We paid dearly for this
commercial property, far more than it was worth but BECAUSE it was zoned commercial, it could fetch
the price we paid. And BECAUSE it was zoned commercial, over the years when anyone who owned
residential property could take advantage of those wonderfully low interest rates, you know the 5.5% &
6.5% most of you are probably locked into, we had no option but to pay the highest mortgage interest
rates going. Yes, we are lucky to have a 9.75% interest rate. We also pay commercial electrical rates,
fees on our septic use and taxes that are unbelievable, all for the honor of doing business the "right way".
We have improved the shabby little structure slowly
but surely, all the while adhearing to strict commercial zoning codes and showing respect for
our neighbors and community.

So, in closing I would just like to say, if your intent is to improve
and keep safe the Village of Boston Heights, there are ways by which this purpose can be
accomplished beyond attempting to control legitimate, law abiding, tax paying, community minded
business owners and residents. It is also painfully clear that you have absolutely no control
over what residential property owners can do. Yes, I am refering to the MANY businesses
that are operating out of residentially zoned properties which are not interested in rules,
regulations or respect for neighbors and community.

Sincerely,

Sara Fenderbosch 5/21/02
